Our History
Contemporary Management Concepts, LLLP was established in 1979. The goal, to take apartment complex development and management to the next level. Through marketing, consulting and financial expertise, CMC is now one of the largest fee management companies in Gainesville.
Contemporary Management Concepts, LLLP oversees more than 4,000 units at a value of more than 200 million dollars.
Efficient on-site management is key in our operation, in order to maximize initial dollar investment and yield an optimal return.
Our Staff
Deborah Berdy has been CEO and Owner of Contemporary Management Concepts LLLP. since its conception in 1979. As a licensed Real Estate Broker and with nearly 30 years of managerial experience, Mrs.Berdy’s support staff has grown to include 14 at the corporate office and more than 130 in the managed communities.
Debbie had a vision to create a “full service” company in an effort to take your investment to the next level. She is also the founder/owner of Florida Container Rentals and the co-owner of Sonia Jo’s Interior Designs.

Debbie is considered a leader in her profession and a valuable resource to her clients.
Sonia Fox is President and Partner of Contemporary Management. She is a second-generation property manager that “grew up in the business". As a respected business woman of property management since 1990, a licensed Real Estate Broker, and Founder/Co-Owner of Sonia Jo’s Interior Designs, Sonia has over 18 years of property management experience with a bachelor’s degree in Business Management.
Sandy Bratcher is the HR/Marketing Specialist for Contemporary Management Concepts LLLP. Sandy joined the CMC family in 1990 and has over 25 years of property management experience.
Karen Powell is the Comptroller for Contemporary Management Concepts LLLP. and has over 35 years of financial experience.
Karen brings a level of commitment and foundation of knowledge to CMC that is unprecedented.
Patrick Dailey is the Chief Financial Officer of Contemporary Management Concepts LLLP. Patrick brings over 10 years of accounting experience with property management to the company.
He joined CMC in 1992 and since employed has acquired his Masters Degree in Accountancy.
Together, this team of professionals, are recognized as reputable individuals creating desirable places to live.
